Incline Village Market Update: The Home That Sat 1,024 Days Before It Sold
Last updated: October 2026
How is the Incline Village real estate market doing right now?
From Oct 12–18, 2026, Incline Village had 4 new single-family listings, 1 pending and 2 closed sales. 70 homes are for sale, with a median asking price of $3.35M.
One Incline Village home was on the market for 1,024 days across four separate listings. At one point it was priced at almost $1.9 million. Last week it closed at $1.15 million.
That sale is the most useful thing that happened in the Incline market last week, and not because of the price cut. It shows what decides whether a home sells and what doesn’t. As an advisor who lives full-time in Incline Village and puts out a market update every Monday, I see this pattern often enough to know it’s worth unpacking.
Here’s the full single-family recap for the week of October 12–18, 2026, from NNRMLS data, plus what it means if you’re thinking about selling.
What sold in Incline Village last week?
Two single-family homes closed in Incline Village this week:
Address | Area | Sold Price | Beds/Baths | Sq Ft | $/Sq Ft |
|---|---|---|---|---|---|
650 Tumbleweed Cir | Lower Tyner | $1,150,000 | 3 / 2 | 1,702 | $676 |
255 Glen Way | Central South of Hwy 28 | $3,620,000 | 4 / 4.5 | 4,132 | $876 |
255 Glen Way, built in 2003, closed at $3.62 million. 650 Tumbleweed Circle is the one with the story.
Why did 650 Tumbleweed Circle take 1,024 days to sell?
Over almost three years, Tumbleweed was listed four times. Its asking price was once almost $1.9 million. On its final listing alone, it started at $1,535,000 in April 2026 and came down in steps to $1,175,000 before closing at $1,150,000.
Relisting didn’t sell it. The price did. Once the asking price matched what buyers were paying for comparable Incline homes, it sold. That’s the lesson I walk every seller through: buyers shop the solds, not the asking prices. Starting high to “leave room” usually means chasing the market down instead of meeting it.
What’s new on the Incline Village market?
Four single-family homes came on the market last week:
- 818 Jennifer St: $1,999,000, 3 bed / 2 bath, 1,424 sq ft
- 760 Rosewood Cir: $2,700,000, 4 bed / 3.5 bath, 2,782 sq ft (Mountain Golf Course area)
- 564 Dale Dr: $4,100,000, 4 bed / 3 bath, 4,046 sq ft (Ponderosa)
- 896 Donna Dr: $4,300,000, 3 bed / 3 bath, 2,698 sq ft (The Woods)
All four are in the $2M–$4.3M range, which is the busiest part of Incline’s market right now. Half of all active single-family listings are priced between $2 million and $5 million.
What went under contract?
One home went pending: 858 Jennifer St, listed at $1,695,000, with 3 beds, 2.5 baths and 2,580 square feet. It had been on the market for 327 days on its current listing, another sign that well-priced homes do find buyers, even after a long run.
How much inventory is there in Incline Village?
There are 70 single-family homes for sale in Incline Village and Crystal Bay right now:
- Price range: $549,500 to $47,500,000
- Median asking price: $3,350,000
- Median asking price per square foot: about $1,015
- Median days on market: 106
- Homes on the market 120+ days: 31
- Listed at $10 million and up: 10
Eastern Slope and Lower Tyner have the most active listings, with 11 each.
What does the price gap mean for Incline sellers?
This is the number I’d keep an eye on. The typical active Incline home is asking just over $1,000 a square foot. Both of last week’s sales closed under $900 a square foot.
Two sales is a small sample, and price per square foot shifts a lot with lake views, lot size, condition and location. Still, when most of the market is asking more than what’s actually closing, it shows up in days on market. Nearly half of current listings have been on the market for four months or more.
If you’re getting ready to sell in Incline Village, here’s how I’d approach it:
- Price to the solds, not the actives. Active listings show what sellers hope for. Closed sales show what buyers pay.
- Avoid “testing” a high price. The first few weeks bring the most buyer attention. A home that starts too high often ends up selling for less than it would have at the right price.
- Look at cumulative history. Buyers and their agents can see when a home has been relisted. A long history like Tumbleweed’s becomes part of the negotiation.
I go deeper on this in the real cost of overpricing an Incline Village home. You can also check public sale and assessment records through the Washoe County Assessor. For the bigger national picture, NAR’s research and statistics are a useful reference.

Frequently Asked Questions
How long are homes taking to sell in Incline Village?
As of mid-October 2026, the median active single-family listing in Incline Village had been on the market 106 days, and 31 of 70 listings had been listed 120 days or more. Homes priced in line with recent sales tend to move faster than that.
What is the price per square foot in Incline Village?
The median asking price for active single-family listings is about $1,015 per square foot. The two homes that closed the week of Oct 12–18, 2026 sold at $676 and $876 per square foot. Location, views and condition drive a wide range.
What happens if you overprice a home in Incline Village?
It usually sits, and then sells below where it would have if priced right from the start. 650 Tumbleweed Circle was on the market 1,024 days across four listings and closed at $1.15M after once being priced near $1.9M.
What does cumulative days on market mean?
Cumulative days on market (CDOM) counts every day a home has been listed, across all its listings, not just the current one. Buyers’ agents look at it to judge how motivated a seller may be.
